Double room in a modern house near PRH

I am offering a private room in a modern town house, complete with a private bathroom in the adjacent room. The bedroom is a large double, and has a super-king size bed. There are two bed-side tables with lamps, a clock radio, a large fitted mirrored built-in wardrobe, and a flat screen TV that is connected to the house-wide media entertainment system (movies, TV shows, satellite TV, PVR, music library, etc), via a provided Amazon Fire TV stick.

Shared spaces include a comfortable and spacious lounge, a well-equipped kitchen (suitable for big-time foodies), a dedicated dining area, and a landscaped garden with decking, firepit, and BBQ.

The shared kitchen is modern with gas hob, electric oven, fridge, freezer, dishwasher, washing machine, food processor, and slow cooker. A bread maker delivers an endless and varied supply of freshly baked bread. I also sometimes dabble with home wine making, although frankly I'm not going to make it on to any restaurant wine lists. It's drinkable when you're not feeling fussy.

The kitchen overlooks a well-maintained garden with a decking area for entertaining and general relaxing. The garden is an evolving project, the greenhouse is a recent addition, there's some landscaping in progress. There is a collapsible washing line over the decking area enabling clothes to be dried throughout the year when it's dry. In winter there is a second clothes line in the garage. If you fancy getting involved in the fruit / veg gardening then frankly so much the better - there's invariably something that needs watering, feeding, weeding, evicting, or harvesting.

The house is located in a relaxed cul-de-sac in Haywards Heath, away from the hustle and bustle of the town centre but still within easy reach of it.

The neighbourhood is very quiet, so would suit a professional who is looking for a peaceful relaxed lifestyle, rather than a party animal.

Bills are included subject to efforts being made to conserve energy. (We live in crazy times!)
Most things in the house are automated, wireless and wired ethernet connections are available, and fruit & veg are grown in the garden each year. An effort is being made to be as green as possible; with use of solar power, rainwater harvesting, recycling, clothes-line drying, and composting. This is NOT to be confused with an eco-hippie-hug-a-tree style of living. You certainly won't find anyone singing to plants, tie-dying ponchos, sitting cross-legged and chanting, or wearing hemp trousers in the house.

I'm sorry, but if you're a smoker/vaper then it's just not going to work - I just can't stand the smell. Drug users are an absolute 100% no no; it's sad that I have to even type that in an advert, but it's amazing what some people think is OK when they're looking to live in someone else's home.

The ideal lodger would be a professional who would enjoy the peace and quiet of the neighbourhood, is clean and tidy, honest and trustworthy, responsible, considerate, and who would be keen to share the cooking and sit down for an evening meal, a glass of wine, and be a sociable addition to my home rather than being a stranger in the house. I will expect household chores / cleaning to be shared please; no really... cleaning is *not* optional, and isn't just going to be done when you plan to move out. Please don't apply if you are lazy or don't regularly clean without being forced; telling someone that they live in filth is just going to make for an awkward/ugly conversation. ;-)

I'm looking for someone who wants the "we've run out of X so I bought some more" style of shared grocery shopping, rather than the "my stuff is in my cupboard" style.

I work from a home office rather than from a commercial office, and so I'll often be at home during the day working in my converted spare bedroom office. I have no objection to any partners who might want to stay overnight; mine does, so why shouldn't yours? Providing that they are a social addition to the house, and I don't end up permanently outnumbered in my own home, then I am sure we'll all get along fine.

The house is very well equipped and maintained to a high standard, and I will be looking for someone who takes care of the house and treats it with respect please. If you're the sort of person who is somehow incapable of putting dirty items in the dishwasher, doesn't use a vacuum cleaner, believes that bathrooms need only be cleaned when moving out, or leaves everything strewn about the place for me to clear up, then I’m very sorry but we're simply not going to get on!

The house is conveniently located within easy walking distance of both the Princess Royal Hospital and the town centre, making it an ideal location for either medical staff or town centre workers. The train station is about 20-25 mins walk (trains are very frequent in any given direction), and the M23 is only a short drive making it suitable for those who need to commute further afield. Parking is available on the driveway, and electric vehicle charging is available by arrangement (but the energy cost is obviously not included in your rent!)

Broadband is included (wired and wireless) and the connection has been upgraded to fibre, so we currently get ~100Mb/s. If you have an unusual 'need for speed', then I can theoretically upgrade as far as 900Mb/s if you are prepared to contribute to the cost of doing so.

I also can't guarantee to be sympathetic if I get any of the classic stupid one-liners like "it is still available?" or "When can I move in?".
