Single furnished room to let in lovely family home

I have a single, furnished room to let in my lovely house in central Worthing (5 min walk from Worthing train station) for £300 per month. This includes all bills wi-fi and household basics. The room is only available until the end of October, which is why I'm charging less (room normally £350 a month).

The room has a TV with virgin satellite box and is furnished with a bed, wardrobe, bedside table and bookshelf. The house is a Victorian terrace and consists of a living room, dining room, good sized kitchen (occupant would have their own fridge!) bathroom and bedrooms. There is also a small back garden where we are attempting to grow some vegetables!
I work full time as a teacher and have twin daughters. I also have two very friendly cats. My current lodger is moving out soon, and has said, 'living here has been a warm and welcoming experience. I am sad to be leaving and will definitely keep in touch with Una and her family.'
A non-smoking female would be preferred although smoking is permitted in the garden. Please drop me a line if you're interested.
