Room to let in friendly family home

We are a mother and two quiet thoughtful teenage boys looking for a new lodger from about the end of June.
About Us
We have had lodgers, from all ages and walks of life, for about 12 years and most of them have remained our close friends/extended family. I am a professional working full time with children, and studying for a degree. The boys are both studying for various exams. It’s not unusual to find us all in separate rooms, tapping away on laptops/PCs, or the boys may be on X Box/PC games or out attending various activities they enjoy. We are quiet, respectful of privacy and are tolerant, laid back, happy and relaxed. We have two elderly female cats that we cherish; they are affectionate and asleep most of the time. They do not venture into your room. My youngest son plays piano, but never after 10 ish and you cannot hear it in your room. We are clean, but not obsessively so. You can tell when I have an essay deadline, as the housework will be left that week, except for the absolute essentials. We are tidy in shared areas, but our bedrooms are frequently messy!
About You
I cannot describe you really, as every lodger is different. However, we cannot accept pets at present, as our girls need to feel boss in their environment whilst they live out their last few years. We really cannot tolerate smoking, even the most considerate of you and we have had a couple stay for two years but our home felt very overcrowded so I am afraid it needs to be just one person (but its fine to have your partner stay over sometimes). We genuinely welcome any age/culture/religion/sexual orientation but if you have any physical difficulties with mobility; there are 2 staircases to your room. We have had 2 students in the past, one stayed with us for 4 years, but I think in the main, we are probably a bit dull for your average student, unless you want a calm family environment of course. We do like to have some private family time, so someone who is both friendly/sociable, and likes to be by themselves in their room would be perfect.
About our Home
Your room is a loft room on a floor by itself. It is incredibly quiet in terms of neighbour/household noise; however you will hear the rain! The bedroom is a large modern, light and bright room, very recently decorated and re-carpeted, with a double bed in it. The room is furnished, has lots of eaves cupboard space, and has blackout blinds fitted to both Velux windows. There is a shared modern bathroom with electric shower, an additional separate toilet on the ground floor, lounge, dining room, large kitchen with all usual appliances and many kitchen gadgets. You will have your own fridge, and mini freezer and plenty of cupboard space. There is a conservatory which we tend to use as a laundry room which has a washing machine. There is a large garden, with shed, decked patio area, paved patio area, rotary washing line and off street parking on the driveway. There is also space to store a bicycle in both the back garden and front garden sheds. TV aerial point and Wifi is included and you can have your own phone line if you wish. (My previous lodger had a Virgin line installed).
We are situated in a quiet road, 10 minutes’ walk from Broadwater and Thomas a Becket, 15 minutes’ walk from Worthing Station and close to major bus routes. It takes 5 minutes to get onto the A27/A24 from here by car.
