The room is a double room on the ground floor with an en suite shower and sink; it also has a digital TV aerial point giving access to all freeview channels and full wireless broadband.

The house is a large house in a quiet residential area close to Shipley Glen. It is 15 minutes walk from Saltaire train station, (World heritage site), which gives quick access to Leeds and Bradford.

I live half of the time with my three children, 6, 8 and 11, so any potential lodger must be ok with children, and must be able to supply suitable references.

Good access to shops and restaurants in Baildon village centre 5 minutes drive away and there is a Nuffield gym a 10 minute drive just down the road. The area is excellent for walking / running / cycling.

The house has a large garden, off street parking and all the other amenities you would expect from a family home. I am a vegetarian, but this is not a necessity, my children are not vegetarian. All bills included except council tax.
