On entering the property there is a porch area for outdoor shoes and coats, leading to a long hall way off which there are two bedrooms and stairs to the first floor landing area.

The entrance hall leads to a large open plan kitchen with dining and lounge area. The lounge area consists of dining table, two double sofas, side tables, floor standing lamps, 42inch lcd tv with sky package, an XBOX 360, PlayStation 3 and Nintendo Wii. There is also an original feature cast iron fire place. The open plan area leads on into the kitchen which consists of a large range cooker, brand new kitchen with excellent cupboard space, large sink and the following additional items:
Microwave, kettle, toasty maker, juicer, steamer, iron, ironing board, double toaster, large selection of cutlery, crockery, pots and pans.

There is wood flooring through out the kitchen with spot lights the length of the room. From the kitchen there is a door leading into a utility area containing fridges and freezers, a ground floor communal toilet and a door to the rear secluded garden area.

This is currently a development project set to finish by the end of the year. The property currently has two tenants a male professional 31 and a 25 year old female professional.

Each room is finished to a very high standard, with brand new fixtures and fitting, and consists of the following:
Double bed with memory flex matress, four pillows, fitted sheets, large mirror, large duvet, two bedside tables with two side lights, double wardrobe with hangers provided, digital alarm clock, fold out drying rail, laundry bin, waste bin, 32inch lcd tv with FreeView/Radio. The rooms are all finished with magnolia coloured walls and white ceilings and either wood flooring or brand new chocolate brown carpets, there is also a double radiator in every room.

Each housemate will share a bathroom with only one other housemate, the bathrooms can be accessed directly from the bedroom. Each bathroom consists of a large power shower, sink, bath, hand towels, toilet, fully tiled floor and walls and shower radio.

Wireless internet access is available in every room.

Due to the size of the property we are all able to comfortably have our own space and choose when to socialise with other housemates.

A cleaner comes in once a week for 3hrs to service all communal areas in the house and all bathrooms (if housemates want their bathroom’s cleaning), she is fully security cleared and is a long term employee and family friend who cleans at other shared house. As well as cleaning all the communal areas and bathrooms in the house (which is all part of the rent) she also offers the following additional services to housemates: clothes/bedding washing and/or ironing, dry cleaning service, collecting post/parcels, and individual room cleaning for a small additional cost.

As well as that, a gardener comes every two weeks and a window cleaner every four weeks. The property is alarmed, has an extensive CCTV system, electronic key pad door entry system. Should housemates wish to store any valuable items the property contains a safe which is available for use.

In addition to what you see there are all of the safety precautions included for your protection. There is a fully integrated fire/smoke/carbon monoxide alarm system, security alarm with PIR Sensors. Fire doors have been installed; there is fire protection between the floors, fire blanket and extinguishers in the required areas.

I also own a property development business and have my own full time maintenance staff covering every trade, who are available for resolving issues on a 24 hour basis. We undertake proactive maintenance on a weekly basis (without fail) to ensure issues do not arise.

I'm happy to accept a £100 deposit if you are able to provide a guarantor. I can also accept credit card payments. Monday to Sunday or Monday to Friday (or any other combination) lets available. There is also additional storage space if required at no extra cost.

All the required tenancy documents are online and can be completed in five minutes if you are looking to move quickly. I have uploaded lots more pictures of the house online so if you'd like to see them before arranging a viewing please let me know.

We're a very friendly bunch who enjoy spending time together during the week, and popping for the occasional drink every now and then at the weekend and are happy to help you move and if you are new to the area we can also show you round and take you for a few drinks!
