1 Bedroom in shared house, close to Uni, £350 pm

Hello everyone,

I am looking to RENT 1 spacious BEDROOM, in a shared house, with a 12 month agreement. The room is available to move in it from the 1st of September. The price is £350 per month, without bills included (there will be water, gas, electricity, internet - these will be shared in the house between all people living in the house; there is also council tax payment if you are not a student). The deposit is 1 month rent and is released at the end of the contract.

£89 £ NPower (gas and electricity) --this is an average per month using the yearly consumption

SO about 65£ per month per person (when we are 4)

The house is VERY CLOSE to the University of Leeds. It is not more than 5 minutes walk from the University Union, Business School and Hyde Park. It is located in Woodsley Green.

There is a ground floor and an upper floor. On the ground floor there is the dinning kitchen which can be seen in the photos; It has a new fridge-freezer and washing machine AND an island-type of table with 4 bar stools (not seen in the photos) plus the sofa and couch (which can be seen in the pics). The living room, also on the ground floor, has been converted into a bedroom. On the first floor there are 3 bedrooms and a bathroom. Only one more bedroom on the first floor is occupied, aside from the one I am now making available. The third room will not be rented (it is a very small guest room). As for the housemates, we are three people living in the house now and will not be more than 4 in total counting you: I and my boyfriend (in the room downstairs) and our friend (male) (on the upper floor).

We are from Romania, Italy and Latvia and we are all professionals aged 25-32 (I am the oldest). We are friendly and communicate very well. All of us have studied in UK and thus have been living here for more than 6 years; so none of us has problems communicating in English and if you are new to Leeds, we can help with advice and recommendations about everything we already know. We are looking forward to having a new flatmate to get along well with and even enjoy our free time together :).

The bedroom which is available is spacious, painted white, with white furniture. It contains: 1 double bed with comfortable foam mattress, 1 white wardrobe, 1 desk and chairs, 2 small tables, 2 chests of drawers and a mirror (the mirror is not in these photos). The bedroom is next to the bathroom. There is a brown carpet on the ground and double glazing. There is central heating in the house.

***The advertised bedroom is available with a few preferences:
1. That the person occupying it likes cats. My black cat is living with us (there is no need to accept the cat in the bedroom, but please know that it is free to go around the rest of the house and has access outdoors through a cat-flap in my bedroom; This is something to consider if you are allergic to cats or do not enjoy pets).
My preference is that whoever lives with us LIKES cats, doesn't just ACCEPT them.
2. We would prefer to have a mature student or professional. It is not mandatory of course. All of us are working and get an early-morning start during the week, we are also responsible and very clean. So we would like to live with someone with a similar lifestyle (clean, considerate towards others going to sleep at about 12pm, not very noisy). If you are a student, but feel that you fit the description and would enjoy living with us, we are more than happy to welcome you in our home!
3. We would also prefer a girl more, but this is not mandatory either (mainly because I am the only girl and would love to have some balance in the house).
