I have a Superb top floor converted loft Room to let (2008) with separate en-suite shower room. It's very quiet and private. There is an ample sized wardrobe and bedside cabinet with room to add other items of furniture if required. The velux windows look out over panoramic views across the Meanwood Valley Trail and have velux black out blinds for everyday use if required.

Please note, this price is ALL-INCLUSIVE; gas, electricity, Council Tax, water rates, TV license and broadband. You will have your own individual small fridge, and parking on the drive with easy access in and out. The house is cleaned regularly (although not your private room and en-suite) and the extensive gardens are maintained.

The house is a superb five bedroomed property with three reception rooms in a fabulous area which anyone will tell you. The house is very clean and well maintained with a large lounge, sun room, and lovely gardens. The kitchen is well equipped including dishwasher, fridge, freezer, washing machine, microwave etc. You would have your own indivdual fridge.

It's less than two miles to Headingley and around three to Leeds City Centre and it's a very direct route. From across the road you get the No 1, the No 6 or the X84 which is an express service. It's not worth using the car to get to Leeds. The village Leisure/Sports Centre is half a mile away. It's a pleasant stroll in the evening to the Stables Pub, part of the Weetwood Hotel, where you can sit outside on a summer's evening and have a drink or three.... Alternatively there is the Lawnswood Arms to the north, or the pubs of Headingley not too far away.

I am technically a live-in landlady but have recently been spending less and less time at home as I work out of the area. The size of the property means that I can keep a room downstairs for myself when I am occasionally at home. I own and manage the property myself, including the extensive gardens and either myself or a representative are always available, 24/7.
