Single room 5 min from Leeds Uni, 1st June

Looking for a third housemate for a single bedroom for June and July, with the possibility to extend the contract for a further 12 months, starting from August. This lovely house in Kelso Gardens, is located very close to Leeds University (only 5-7 min walk from Roger Stevens), so ideally will be looking for a student.

2 of the current tenants are students and will stay until the end of July when the lease ends. I have to move out earlier though, so If possible would be looking for someone who could take up the rest of the lease for the single room. The atmosphere in the house is very warm and friendly, the only reason I am moving out is that I have to leave the country, unfortunately.

My room is fully furnished and has another single mattress under the bed to accommodate guests if needed. It's a friendly house, so there's no problem giving extra storage space in other two rooms (or around the house).

The house has a homey vibe with a lovely living room, big kitchen and a small back garden (perfect for summer grills). Bathroom is shared between 3 people.

Rent for the single room is 240£/month.
Bills are paid monthly (internet, gas-electricity, water) making it about 25-45£ per person/month. As there's an extra insulation work done in a month's time, then hopefully the gas bill will be even smaller next winter, in case you want to renew the lease at the end of July.

Starting from August there will be 2 students (fem and male, 21-22y) living in the house, both studying at Leeds Uni and doing our 4th year. We're looking for someone who is clean, friendly, open and would love to become part of the house.
