Double Room Available

I have a double room available for rent, to a professional person. Must be a clean, tidy, non-smoker.
Downstairs, the large kitchen (with dishwasher, range cooker, fridge microwave, etc) and dining room will be shared, a utility room with washing and drying facilities, and a downstairs WC, are also available. There is also my private living room, and office.
Upstairs, the master bedroom and en-suite is occupied by myself. The house bathroom, for guest use, has both bath, and a seperate shower cubicle.
Your room will be furnished with a double bed, and wardrobe/draws, and an aerial point should you wish to have a TV in your room.
There is a seperate TV room on the top floor which you may use, but this does double up as a guest room on the very rare occasion when a visiting friend or relative may stay over. There are a couple of other unused rooms also.
There is a private garden, garage and driveway, although the garage is used for personal storage.
The house is located in a nice quite area, within easy reach of the M1 & M62
Rent will be £350, payable in advance, and per calendar month, with £400 required as a security deposit.
All utility bills are included (within reason), with the exclusion of telephone.
Wireless internet is available too.
All easy-going, and friendly, with a welcoming atmosphere.
