Back in the summer I purchased a 4 bed detached property in Sherburn-in-Elmet. The house is fully furnished to the highest standards (no Ikea!), complete with a large garden, patio, drive and garage. The problem is that it's a bit too big for just myself so I was wondering if anyone wanted to rent out one of the other rooms.

Details of room for rent:
Bedroom 2 comes with a double bed, large fitted wardrobe, bedside cabinet, chest of drawers and TV. Exclusive access will be provided to the main bathroom (I only ever use the ensuite attached to bedroom 1).

Other facilities:
Very large kitchen diner complete with fully tiled floor, cooker, microwave, dishwasher, integrated fridge freezer and patio doors leading onto patio. Utility room including washer and dryer. Spacious lounge with TV, bluray player and playstation. Fully furnished office. A further spare room fitted with bed and wardrobe (this will remain unoccupied so I suppose it could be used if visitors wish to stay over). Downstairs toilet. Garage.

Location:
Sherburn in elmet is mid way between Leeds and York. The house is just opposite Sherburn station which provides services to York and Sheffield (the location shown on the map shown below is slightly incorrect). There is a further station at the other side of the village which provides services to Leeds, Selby and Hull (about 25 mins walk or 5 mins drive).

Further Details:
I generally use the house from Monday evening to Friday morning so the occupant could have almost exclusive access on a weekend. Bills would have to be shared 50: 50 but the house is very energy efficient so I seem to use surprisingly little power. I am a professional working in Leeds (but from York originally) and am ideally looking for someone who is of a similar age. Most importantly they must be neat and tidy and have a good sense of humour (this is starting to sound like a dating ad btw!!) - all the furnishings are brand new and I need them to stay that way.
