Double room available for rent in house-share

Hi, we are two young professionals looking for another sociable young professional to share this house with as our other current housemate is moving out on 10/06/2015.

We're ideally looking for housemates, not people who share the same house whom we never see - it is also important that you must also be clean and tidy.
No smokers.
No DSS.

The bedroom is furnished with a bed and wardrobe.

The house contains:
- 3 bedrooms
- 1 spare room
- 2 bathrooms (1 bath, 2 showers)
- lounge
- kitchen
- back garden

The communal areas are well sized and are good for having friends round.

The kitchen opens onto the lounge, which is ideal for watching TV whilst cooking or chatting with people sitting in the lounge.

The back garden is all paved and is ideal for having BBQs in the summer. In addition, having no grass means little maintenance.

The downstairs bathroom/utility room includes a washing machine/dryer (although we tend to avoid using dryer to save electricity).

The spare room contains a sofa bed and currently has no proper use except additional storage and drying clothes.

Location (SN1 5DX) is right by the town centre, which is ideal if you need anything from the shops.

Rent excludes utility bills and council tax.
Deposit equal to 1. 5 x monthly rent (£420) bills aren't usually over £100pcm
