Large double room overlooking the marina

We have a large double room to let in our house overlooking the Kennet and Avon canal. We are between the canal and marina on a no through road; Bradford on Avon is a 3 mile walk along the canal, Trowbridge is also 3 miles away and we are 10 miles from Bath. James and I commute to Bath and its about a half hour drive.

James is 31 and I am 25 and we have one other lodger, Neil. We are looking for a friendly professional of a similar age to us. We are looking for an employed person only and someone that does not work late shifts. The house is kept very clean and tidy and we would like it to be kept in the same way. James and I have an en suite, leaving the main bathroom to be mainly shared between yourself and our other housemate Neil. The bedroom itself is a large double and is semi furnished with a double bed and a wardrobe provided.

We recently bought a miniature golden doodle puppy (about a year old now) so we are looking for someone that does not mind a dog in the house. We use the main lounge ourselves and this doubles as the dogs living quarters, but we have converted one of the large bedrooms (looking over the marina) as a lounge/dining room for you to use.

We do not smoke and do not want anyone smoking in the house, so I am afraid if you a smoker you will need to smoke outside. We use the drive ourselves but we are on a no through road and there is plenty of on street parking always available directly opposite the house.
