Single room for a quiet person

I have one single room to rent to a quiet person. The rent is £225 per calendar month paid in advance by bank standing order. The room is in my home in Kidderminster which is approx' 15 miles from Worcester and 20 miles from Birmingham with good transport links to both. I have two existing lodgers in other rooms, they are quiet and considerate. The room has a comfortable single bed with storage under. there are cupboards and hanging space also a desk with seat. A TV with terrestrial digital channels is in the room, wireless broadband internet access is available with no extra charge(provide your own WI-FI enabled computer). Shared use of bathroom with shower. Shared use of kitchen with cupboards and fridge/freezer oven hob microwave etc , pots, pans, cutlery and crockery are all provided. There are no extra charges for electricity, gas, water, council tax or the up to 150mb WI-FI Virgin media cable broadband access.
There is off street parking for a small to medium car.
I have a cat so you must like cats.
I am unable to take applications from persons in receipt of housing benefit so please do not ask.
