Quiet prof. female seeks room to rent

I moved to Levenshulme last year and love the area and the friendliness of the community. However, I've recently started a new job with a charity and now work within the NHS in North Manchester (Harpurhey). As well, the house I've lived in quite happily since last year now has more people living at home and working within it and these changes look likely to be long-term.

In light of this, I've decided to move as I would prefer to live with fewer people. As my new job is in North Manchester I'm also thinking about possibly moving back to live in the Heaton Park/Prestwich area as I lived there before and liked the area. It would also cut down on my commute too (though the pull of Levenshulme is strong and I haven't ruled out staying in this area!).

Here's what I'm looking for:
-somewhere quiet and clean
-non-smoking
-a double room, ideally with space for a yoga mat (if the room has a small desk that's a bonus!)
-sharing with 1 other person, ideally the homeowner. I would consider sharing with 2 other people (max) but much prefer to share with 1 other.
-no minimum contract - I would be happy to sign a short term contract if need be but no 6 month plus contracts. Happy to discuss this more when we meet.
-good internet connection.
-bills included.

About me:

Professional female, mid-fifties, non-smoker.. I'm quiet but friendly, sociable and respectful of other house mates. I've stayed friends with previous landladies I have rented from and would have no problem getting references to this effect.

I'm looking for a safe, quiet space that is kept in good repair (not a party house) and one where people clean up after themselves and is kept reasonably clean. My sleep is important to me - during the week I'm usually in bed by 10pm and I get up early. I'm cat friendly, having lived with several cats in different properties.

I spent over a decade in Canada and only moved permanently back to the UK in 2018. I generally get on with people of all ages as I'm fairly easy going and completed my fourth degree in Canada in 2017, studying and working alongside people younger than me. I also have friends who are older too!

I practice yoga and meditation and so my ideal place would have enough room for a yoga mat on the floor somewhere so I can stretch out and do some practice. I also really value time in nature so nearby green space/garden/parks would be lovely. I don't have a car at present and so good public transport links are a must as I rely on public transport to get around. I may possibly get a car in the future so ease of parking would also be a consideration.

I would prefer to live in a house; I am not comfortable living in a high-rise apartment (though ground or first floor in the latter might be okay). I'm also looking for a ground or first floor bedroom ie. not one that requires 2 flights of stairs to get to it (so no 3rd floor/attic rooms).

I would be very happy to share with an owner and would prefer to share with just 1 other person, preferably female though I wouldn't rule out sharing with a male landlord or with a mixed group of people if the place was a good fit for me.

It would be nice to share with people with similar interests and values but more important to me is living with people who are respectful, friendly and fairly happy with their lives. My work involves helping people in difficulty so having a peaceful home space is important to me.
