The room for rent is in a lovely modern 5th floor flat in a new building just across the street from Dundee University, perfect for students.

Electricity, tv licence, freeview and wireless broadband internet are all included in the rent, and as it is a students-only flat, there is no council tax to pay. There is a telephone available for incoming calls only.

The whole flat is fully furnished (Ikea), and the room itself has a wardrobe, large desk, chest of drawers and sideboard.

The flat is shared with 3 other students, all at different levels of study, aged 19-25. Everyone is clean, tidy, and friendly. The flat is entirely non-smoking, students only, and no pets are permitted.

The kitchen is very well kitted out, with fridge, freezer, dishwasher, microwave and washer/dryer.

Rent is £320pcm (1mth rent in advance plus deposit is required at start of lease). If you would like to rent the room, you would be taking over my existing lease, which runs up to 02/09/10, though if you like the place a lot, signing up for 12mths from September as well is more than welcome.

The room will be available from the start of June, and viewing is strongly encouraged, it is a lovely flat in an excellent location!
