Decent sized double room for rent

Hi, i am posting this nicely sized double room for rent, with a tidy ensuite for 475 pounds a month, bills not included, council tax is 77 pounds a month, gas and electric is 20 pounds a month, insurance is 4.25 pounds a month, and there would be a referencing fee of 360 pounds but I am willing to come to some agreement around this if you decide you want the room to help the potential candidate. It's located near North Street, a lively independent high street with lots of things to do, and also East Street, with routes quickly into the centre and the harbourside.
The room itself comes unfurnished, so ignore the items in the photos as they will be removed, with plenty of room to make it your own, however if wanted i can leave certain items in your possession. There is also an ensuite with it's own shower and bath, which is a nice size.
I'm looking for someone who is reliable and trustworthy, as it is a small flat, and is very cosy. The current tenant is a tidy professional, who likes her own space but also enjoys the company of others. She is looking for someone who is sociable but not a party person.
