Lodger or Mon - Fri in quiet garden flat

My lovely lodger is moving back to her country so I am looking for a professional or mature student to replace her. This is not a househare but a lodging agreement which would run on a monthly basis with a contract. I am looking for either Monday - Friday or a 7 day a week short term let, which could be longer term by mutual agreement. My landlord has agreed for me to manage this as a live in landlady.

The flat is a peaceful garden flat on a quiet street just 5 mins away from the shops, cafes and restaurants of Gloucester Rd. There is permit free parking and a sunny garden.

It is a spacious flat (the photos do not do it justice) with a good sized kitchen and bathroom with powerful shower. The lounge can be used on a pre-arranged basis. The room is a large furnished double with a double bed, bed side table, clothes rail, chest of drawers and shelving. I could provide a desk and chair if needed.

I am based at home so often need access to the lounge to work. I live a fairly quiet life and am interested in healthy living, yoga and personal development. My heavy drinking days are over and I prefer to eat out or have the odd glass of wine. I tend to socialise out of the house and maintain the flat as a place to relax. I am looking for someone who has a similar lifestyle and would respect this. I am happy to chat over a tea but enjoy my own space and am respectful of other people's space. Keeping the flat clean and tidy are also important to me so I am looking for someone who will clean up after themselves although I will clean the communal areas once a week. I am afraid no smokers, couples or pets.

Rent is £500 a month Monday - Friday all inclusive
£540 a month for 7 days if professional due to council tax. There are no agency fees.
