Hi I am an engineer for a company in Bristol. My old flatmate has now moved out and I am looking for someone to take his place.

The flat is a beautiful, modern 2 bed (first floor) just off the historic Portland Square. It is a 5 minute walk from Cabot Circus and only 15-20 minutes from the iconic Bristol Harbour. A short walk in any direction leads to shops and brilliant local restaurants.

The living room/kitchen is bright and spacious, with plenty of working from home space. The kitchen is a good size, with full fridge/freezer and dishwasher!

The bedroom is a double, with large mirrored sliding wardrobe. Just steps from the bedroom is a large bathroom, of which you will have exclusive use.

The flat also has a large utility storage room with washer/dryer and ample extra storage.

The bedroom will be unfurnished and the living room will be part furnished as the leaving tenant will be taking his things. We can discuss this further upon viewing the flat.

The flat is very energy efficient with cheap bills. Council Tax Band A and has 500mbps fibre broadband (can download films in minutes/multiple 4k streams at once)

Unfortunately, as the flat is so central, parking is difficult to get. All the nearby streets are pay and display with limited time, there is a small private car park across the road but I'm not sure how easy it is to get a spot in there. The current flatmate parks about a 10 minute walk away on a street in St Paul's with free parking during the week and then on a much closer street on weekends.

I currently work from home part time, with 1-2 days in the office a week, as a result I can show you the flat at basically any time with a bit of planning!
