I am a 40 year old professional looking for someone to move into my lovely 2 bed house and take the nice and light spare room.

The room is available from 1st April but there is some flexibility with regards to move in date.

In the 4 years I have lived in the house, it has been refurbished throughout and I continue to make improvements all the time.

I am looking for a neat, tidy and clean housemate (25+yo) to share my much loved house, so if you are the sort of person who likes to leave your mess everywhere and piles of washing up on the side, please don't waste our time as it will not work. I don't want any late night party animals either. That said, I am easy going, sociable and enjoy a night out myself. Having lived in share houses for many years, I'm well versed in the etiquette of being a good housemate. I'll be there for a beer and a chat watching some telly when you fancy it, but also able to give you plenty of space when you need it as well.

Situated at the back of the house, this newly redecorated and carpeted room is a good size and comes with a double bed, bedside table, a sets of drawers and a large wardrobe. It also benefits from receiving the evening sunshine which floods the room.

The house has a cozy lounge, dining room with large table, a new kitchen, spacious bathroom and a utility (store) room. In addition there is a garden which gets the afternoon and evening sun.

Located just off the A38, there is good access into town (on 75 bus route) or out to the south of the city. Cycling you can get into town in 10-15 minutes. There is a decent Co-op a few minutes walk away and access to the large Sainsbury's in Ashton Vale just down the road. The fun of North Street is only 15 minute walk, so no need to miss out.

I am looking for a minimum of 6 months initially with the possibility of longer but this is flexible. I will have a contract to be signed and the deposit is one month (£495) paid in advance.

All bills are included apart from council tax, which is £55pcm.

Aside from photography, I enjoy running, cycling and generally being active. I also love architecture and design, which I hope comes across in my house.
