Also on the first floor is a small shared sitting/study area, a shower room and kitchen/breakfast room. Furnished, with at present one double bed in room 2, and space for a small double or single bed in room 1. There is a washer-dryer for the upstairs flat located in a bike shed/lean to at the side of the house. Off-road parking at the front for two vehicles, and access to a back garden with rotary dryer and Bar-B-Q. Mainly paved with some planting - keen gardeners welcome as there is plenty of potential to continue turning the back and front gardens into a wild-life friendly area.

We can offer a discount for both rooms (the whole floor) let as one tenancy: £790/month for single-occupancy or £850/month for a couple, for longer lets of 12 months or more. The deposit is 5 weeks rent. The rent includes bills and council tax.

Excellent bus routes to the city centre and Bristol Temple Meads station. Close to Hengrove sports and leisure park, good supermarkets and retail outlets 5 minutes away by car. Corner shops within walking distance. Good road access to Bristol airport, Bath and areas to the south of Bristol.

Please note that south Bristol is not ideal for those based at UWEs north Bristol Filton Campus or Aerospace (although they are on the Metro bus route so not impossible).

Fast broadband, utilities and TV licence are all included in the rent (electric central heating). A security deposit of £500/room required. All bills included. References required. We would consider a reduced rent if both rooms let as a single unit for 12 months or more.
