Lovely and friendly Southville house with dog

We are looking for a new housemate to join us in our lovely house in the heart of Southville. The location is ideal, we're close to North Street (Aldi and the Tobacco Factory are <5 minutes on foot), about 10 minutes walk from the harbourside and 30 minutes walk/10 minutes cycle from Temple Meads station. 

The room available is a small unfurnished double situated upstairs. The house is a 3 bed and modern throughout, with a good sized upstairs bathroom and a newly fitted kitchen with separate dining room, living room and entrance hall. There is a downstairs toilet as well. There is also a nice little courtyard which is lovely to sit out in in the summer and a good place to grow veg/herbs if you like.

The current housemates are two girls: Verity (me), English, aged 26, and Bea, Spanish, aged 30. We've been living here since May and love it and are looking for someone friendly who will treat the house like a home. We both work - sometimes on different timetables, but we love catching up when we have time. Bea is bringing her dog (a four year old black lab) in a couple of weeks to live with us, so we are looking for someone who is happy living with a dog. We have a cleaning rota and it's essential for us that the third housemate pulls their weight with cleaning so that we keep the house all lovely!

Rent is 490, plus bills which are 110-120 a month. The deposit is one month's rent and there is a £17 fee (one third of the tenancy swap fee). The agency will do reference checks. 

First month's rent is due on 10th November and the room will be available to move into from then. In order for the letting agency to process references, we need to confirm the new tenant by 25th October.
