I'm Claudia, I'm looking for someone to take the second bedroom in my two-bed flat. I bought the flat about a year ago so am a live-in landlord, and it's getting a bit boring living alone. I've lived in shared flats of 2-10 people for the past six years so know the ropes. I'm easy-going, if a bit untidy, and like cooking dinner for other people and having a chat. I'm training for a couple of ultra marathons at the moment so I'm in the gym or out running a lot in the evenings (If you like running slowly then feel free to join).

I work for myself and have an office in the centre of town, although I do occasionally bring work home with me (particularly the odd bit of teaching over skype). My boyfriend is based in London so he visits and I'm down there every other weekend. I'm also on a part-time MSc course at UWE - which sadly doesn't get me a council tax discount but does mean I'm available as a study buddy if you need some motivation to get out the house (I've been there).

I'm looking for a flatmate for 6 months or more who's looking for a home rather than a room and is generally easy-going. Ideally I'd like another woman around the same age as me who has a forgiving attitude to unsorted papers on desks, but agrees that the kitchen and bathroom should stay clean.

Rent is £425 pcm.
Bills are approximately £110 on top. You pay 50% of:

The house:
Building is a Victorian terraced house that was subdivided into two flats about ten years ago. This means it has nice high ceilings but everything is slightly wonky. The neighbours downstairs are two women about the same age as me and they're very nice. There is on-street parking directly outside the house.

Bedroom:
Currently your bedroom has a double bed with padded headboard and a memory foam mattress. The bed has two covered drawers for under-bed storage. There is a rail that overhangs to hang clothes from - although this can be unscrewed and moved to a different location. The boiler is in your room due to where the gas pipes are located on the outside of the building. A brand new one was installed in March 2018 so it shouldn't cause you any issues, however an technician will need access to the room once a year to give it a clean bill of health. Currently your room has a short/wide chest of drawers and a tall skinny one. It also has a desk with light and an egg chair. You also get a large window with a view over downstairs' garden. Your room is at the back of the house away from the living room so is nice and quiet. Room is due to be repainted now that the new boiler has gone in (lime green).

Kitchen:
Kitchen can fit two people at a time at a squeeze. It suffers from not having a single drawer but has plenty of cabinet space.

Bathroom:
Bathroom has a combination shower/tub. The shower curtain wire goes from end to end of the room so it's occasionally used as a washing line for small items.

Living room:
Living room is a great size and gets plenty of light. It has a dining table and cabinet for extra plates/glasses. Two and Three seater sofas in the living room (one of which folds down to a double sofa bed). There is a TV but I only really use it on weekend evenings.
There's also a larger table by the window that's used as a desk but doubles as a larger dining table for parties.

Location:
Flat is a five minute walk from a supermarket (Aldi), gym (Workout Ashton gate), a park (Greville Smyth Park), bars (Bristol Beer Factory, Tobacco factory, El Rincón) and the rest of North Street.
