Housemate Required - 1 Bedroom in Family Home

I am looking for someone to move into my home when my brother leaves to live with his fiance. This date is not certain yet as it depends on her finding a job in the area they are moving to.

I am a single parent with 2 sons (age 9 and 3) living with me full time. I have the smallest room, they have the middle room, and the person letting would have the largest.

The bedroom available is an unfurnished double, lockable, has a large window and is carpetted. It currently fits a double bed, triple wardrobe, desk and large chair, with lots of room to spare.

You have full access to the rest of the house which includes bathroom (with bath and shower), large hallway with coat hooks and space for shoes/bags, living room (where you can make full use of my sofa/xbox 360/ps3 - I DO NOT HAVE TELEVISION OR A TV LICENSE, we use netflix), dining table (dining room is opposite end of large living room), utility room for hanging wet washing, and fully equipped kitchen (washing machine, gas oven and hob, microwave and toaster - you get a shelf in fridge and freezer, and your own cupboard - you are also welcome to use all of my kitchen equipment). There is also a large garden that I keep in good condition with a patio, lawn, and large shed with space for a pushbike should you have one, which can easily be reached down the side alley with locking back gate. The shed also locks so it would be extra secure.

I don't expect you to do any house work (though I shan't complain if you do!) as obviously most of the mess is made by my children, but I do expect that you would keep your room tidy and in good condition, and to clean up after yourself in the kitchen.

The letting agent would need to do checks before moving in (with a cost), and I would need personal references that I could contact, and to view your public social media accounts, so that I can be sure of the safety of my children, but after that your life is your business (though I would prefer to make friends with you so that we would both have some adult company!)

I live close to both town and the embankment in a lovely area with lots of local shops.
