Replacement Tenancy Room in a Student House

I have a room available in this house on Donnington Gardens that I am currently living in and I am trying to advertise for a replacement tenancy. It is a five minute walk onto the main University of Reading campus. It is a 6 person household with currently 4 girls and 1 boy in which I have known 4 of them for 2 years now and one of the girls is new and will be moving in this year. Everyone in the house is respectful and considerate of each other as well as being a tidy and clean house. They are all super friendly and welcoming as well as all being 3rd Year students at the University of Reading.

The rent is £475pcm, not including bills, we pay about £80 a month each for bills using Glide in which it's a set rate and if we use less, at the end of the term, we get refunded for it. The room available is a top floor room in a 3 story house, we have 1 communal bathroom in which 3 people share and 2 toilets where everyone uses them. The availability of the car permit is subject to first come first serve however the current housemates have no interest in acquiring it. The rooms are available from the 1st August and the contract lasts until July next year.

The house has a paved garden behind it in which the fence has been recently fixed and all the weeds have been uprooted and we also have a smart television in the communal living room that everyone is free to use in which we have multiple streaming platforms such as Netflix, Disney+ and Amazon Prime Video. The Wifi also has extenders so it can reach all floors and areas of the house. In addition to this, we also have our own washing machine and tumble-dryer. The landlord is very attentive in which if we have a problem such as something damaged, he will send a maintenance man as soon as possible to have it fixed free of charge. This property is also managed through Adam's Estates.

This is a student house so we have no council tax.
