Great student house (for full time students) on the extremely popular Ashley Down Road (off Gloucester Rd).

1 ROOM just become available in 6 bedroom house. There are 2 kitchens, 2 bathrooms, lounge & garden.

The room is on the first floor with a garden view. It is furnished with double bed, desk & chair etc.

The contract is until 11th JULY 2026. The house is for FULL TIME STUDENTS only. All Contracts are individual.

There are 2 shared kitchens for everyones use and 2 bathrooms, 1 of which has a large double shower & 1 of which has a bath. There is also a washing machine and a rear garden. There is a shared lounge. BT fibre broadband is also included in the rent.

Bills are reasonable & last year averaged £55pcm, but this obviously depends on how much is used by everyone & also energy suppliers tariffs.

Both the no 71 bus (for UWE) & the no 70 bus which goes to the centre (Broadmead) from where the University Campus is a 10 minute walk (past the hospital & up St Michael’s Hill) have stops on Ashley Down Road.

A brand new train station opened at the end of September 2024. It's only a couple of minutes walk from the house. It goes to Bristol Temple Meads in the city centre (this takes 10 minutes) and Filton Abbey Wood in the other direction.

There is on-street parking and it is not a permit parking area.

The house has a full fire alarm & safety lighting system and is a fully licenced HMO with Bristol City Council.

No council tax or TV licence fee is payable as everyone is a full time student. Will need your Council tax exemption certificate and parents or similar UK address.

YOU PAY: Your share of the gas, water rates (not metered) & electricity bills for your Contract term. A new boiler was fitted a couple of years ago.

The house is no smoking

The Deposit for all the rooms is 5 weeks rent. Your Deposit will be held with My deposits, a national deposit holding company
