Beautiful double room in Redfield- newly renovated

I have a large double room to rent for a lodger in my newly renovated 2-bed house in Redfield/St. George, which I bought recently. The room is available immediately with earlier move-in dates preferred. The room includes a king-size double bed and mattress, bedside tables (if required), and has a large walk-in-wardrobe. Single occupancy only.

**Common areas** include a downstairs bathroom/shower (with big bath for those who enjoy a soak), as well as dining room and living room. All appliances/amenities are in very good working order. The house is full of light and is well insulated. There is a medium sized paved garden, which gets a lot of sun throughout the day and has space for bike storage.

The house is in Band A for council tax, however **all bills are included**, including council tax and (fast!) broadband, as well as gas, electric and water. Free on-street parking is available.

I am the only occupant (male), and my partner (female) also occasionally spends time at the house. I work as a data scientist and predominantly work from home (desk in the dining area) and so an ideal tenant would not be working from home during the day, with 9-5pm schedule preferred. I am a musician, so musicians are welcomed.

I love this house, so am looking for a tidy, respectful housemate with interest in creating a harmonious atmosphere.

**About the area:**

- There is a lovely cafe at the end of the street, which creates a great sense of community in the area.

- There are two large parks nearby (Netham park within 1 minute walk and St. Georges Park within 10 minutes walk) as well as lovely walks along the river.

- The house is situated 5-10 minutes walk from Church Road which has lots of cafes, restaurants and pubs, as well as a large ALDI and LIDL.

- Around 30-40 minutes walk to the centre, with plenty of public transport options.
