Newly available: a choice of 2 great double bedrooms in a lovely 5 bedroom home. Only one room is let out at a time.
The property is in the quiet residential area of Stoke Bishop in north west Bristol. The house is well set back from the road with its own private gardens.
We are looking for a single professional or a couple who wish to live independently but sociably within the comfort and security of a quiet home. We would like someone who is clean and tidy, happy to do their own thing or join in, but who doesn’t mind being around a "middle aged" (😂) couple with family and friends occasionally popping in. We’ve got 4 lovely pedigree cats and a beautiful golden retriever who live in the house with us so you absolutely must love animals.

About the house:
We now have a beautiful spare room as our 2 wonderful lodgers have now bought their own home. All previous tenants intending to stay for 6 months have stayed over 2 years! We have a choice of 2 double rooms. The larger room is £1250 pcm
The rooms are large, bright and airy doubles with a lovely view directly over the garden. They are newly decorated and newly furnished to a high standard, with a double size bed, small comfy chair and table/desk with chair. The rooms have plenty of storage (wardrobe, dressing table and stool, 2x chest of drawers and 2x bedside cabinet with drawers). Own TV in room.
The house has all the amenities you could want: a very large living room with comfortable leather sofas and TV and piano. Separate sitting room with TV and leather sofa to hang out with the pets. Separate fabulous orangery for relaxation. Separate formal dining room. Large fully fitted modern kitchen including sink, cooker, microwave, breakfast island with 4 high stools and a dishwasher. Utility room with sink and washing machine/dryer. Downstairs cloakroom. There is a lovely sunny front garden with bench seats and a large enclosed private rear garden laid mainly to lawn with a decking area and seating. The house also has 4 other bedrooms and a study used by us and occasionally family members. Tenants welcome to have guests to stay for a reasonable cost.
There’s also a large bathroom with WC, basin, bath and handheld shower. Tenant(s) have sole use of this.
Parking is free and always available on the road.

Stoke Bishop is a highly desirable residential area.
Bus route 4 stops at the end of the road and goes to the city centre in one direction and Cribbs Causeway in the other.
Nearby facilities include local supermarkets, cafes, fish and chip shop, pizza outlet, Italian restaurant, pub, hairdressers, woodland and open space walks.
It’s 3 mins walking distance to the bus stop and 12 mins to Sea Mills train station. It takes 5 mins to drive to Westbury-on-Trym and the Downs, 10 mins to Clifton and Bristol University, approx. 20 mins into the city centre and approx.15-20 mins to either junction 17 (Cribbs Causeway) or 18 (Avonmouth) of the M5. Southmead Hospital is 10 mins drive. British Aerospace is also 10 mins drive. UWE and MOD are 20 mins. Parkway and Temple Meads stations are approx. 20 mins.

About us:
We are an early retired couple (aged 63 and 68) from NHS and engineering backgrounds. Modern lifestyle....not grumpy or old! We enjoy our pets, classic cars, amateur dramatics, theatre, singing, days out, DIY and seeing our daughters and 16 year old granddaughter. We’re easy going, friendly and helpful.

What’s included:
The rent is £1100 total (£1250 for larger room) which includes: rent, council tax, internet, electricity and heating, water, TV, etc. Sole use of a double bedroom and shared use of the rest of the family home and gardens (excluding other bedrooms). The deposit is £1100 (or £1250), there are no agent fees. Notice period is 4 weeks. Occasional extra guest(s) in separate single or double room is possible by negotiation with owners at additional cost.
