One upstairs room, of four double rooms, is available in a terraced house in a residential part of Downley village, suitable for sociable working professionals.

The house is fully furnished, double-glazed and centrally heated. There’s also a downstairs w/c.

Close to shops and amenities – there are three parades of shops nearby, including both a Tesco Express and a Co-op Local –, the house is a short distance from High Wycombe station, bus station and town centre.

The house backs on to woodland, which leads to Hughenden Park and Manor.

There’s off-road as well as on-road parking; the front lawn and back patio are regularly maintained by a gardener.

The rent includes: Council Tax.

Rent is increased annually (every April) including taking into account any council tax increase.

Broadband is by arrangement with the current tenants.

The TV Licence is mandatory and shared equally between tenants, unless all tenants agree that a TV licence is not required; in such a case, tenants are obliged to inform the appropriate TV licensing authority.

All other bills, if any, are jointly and severally the responsibility of tenants.

There is a cleaning rota (as well as recycling) to which tenants are expected to adhere. A cleaning charge of £35 is applied at the end of the tenancy.

The washing machine is maintained by a professional and tenants are requested to use liquid washing detergent only.

The garage is not in use.

As a professional household, and in consideration of other tenants as well as neighbours, it is expected that all noise stop no later than 11pm.

The notice period to quit is one calendar month for both landlord and tenant.

Please note that there are no locks on bedroom doors.

No pets. No candles, incense sticks/burners or other flammable items. No deep-fat fryers. No other items which could present a fire risk. No blu-tak or similar. No parties.

Part of the deposit may be retained if, beyond fair wear and tear, the room occupied by the tenant is deemed to need redecoration, or ii) the carpet is deemed to need replacing, or iii) any fixtures or fittings are missing or damaged beyond repair.

The property also has a current EPC – energy performance certificate.

It is a legal requirement to ascertain that an applicant has the ‘Right to Rent’ in the UK. Consequently, by law, it is not possible to rent a room to anyone who cannot provide acceptable evidence of their right to rent.
