A Very Welcoming Space in a Roomy Refurbished Home

Why, hello there!

We have a comfy, spacious, fully-furnished double bedroom available to let in our recently-refurbished end terrace house, just north of the city centre in Conniburrow. It's a 5-10 minute walk from the MK Shopping Centre and a 20-minute walk to the central rail station. The area is also well-served by city bus routes and there is free off-street parking available right outside the house if you drive. There's also a locked, covered bike shed if you cycle.

Ideally, we'd love to rent this room out to either a working professional or a full-time PhD student. Not only is our house adjacent to CMK, but we're only an 8-minute drive (or 20-25 minute cycle ride) from the Open University and a 13-minute drive from Cranfield. I completed my own PhD at the OU and cycled there and back every day, so I can assure you it's not an arduous journey!

I'm confident my wife and I can provide a warm and welcoming home environment where you can simply relax and be yourself. We'd also be happy to put you in touch with former lodgers of ours who can confirm that they enjoyed living here!

In addition to four bedrooms (one yours), the property benefits from a large, fitted kitchen, a spacious lounge with big TV, separate upstairs bath and shower rooms, a downstairs cloakroom immediately adjacent to the double room you'd be renting (so not *quite* an en-suite, but with a dedicated cabinet for you to store your toiletries/cosmetics in), a walled rear garden, secure bike storage, and plenty of parking for your car (if you have one) in the bays opposite the front of the house.

The room itself was recently re-carpeted and comes fully furnished with a double bed, a double wardrobe, a chest of drawers, a bookcase, a large desk, an office chair, a dressing mirror, and a folding drying rack (in case you have delicate garments you'd rather not trust to the dryer). Two windows allow for plenty of light and keep the space cheerful. It is also at the opposite end of the house from the other living areas, so it offers a good deal of privacy for those times when you simply don't feel super-sociable. ;-)

Rent includes all the usual utilities (electricity, gas, water) plus fibre optic broadband internet (there are ethernet jacks in all the bedrooms as well as WiFi throughout the house), the annual TV licence (including Netflix) and of course MK council tax. You'll have your own dedicated cupboard(s) in the kitchen and space in the fridge/freezer for your groceries. There's of course also a washing machine and tumble dryer for your laundry.

My wife and I are both professionals with typical geeky interests (comics, films, TV, computer/board/card gaming, tabletop RP, etc.). We live in the property and work from home, so there's generally someone around to receive parcels. We also have two sociable felines, so if you like pets, that might be a bonus! (Note: if you already have a cat or a small dog, that may still be workable. We'd probably need to set up a 'play date' for your pet to meet ours and then we can all see how they get on and whether it's likely to work out!)

We're looking for someone friendly, reliable, and relatively tidy to move in. We don't smoke, so non-smokers are strongly preferred. (If you only smoke occasionally and are trying to quit, we'd be okay with you using the back garden for that, as long as you close the sliding glass door so the smoke doesn't get into the house.) We'd also vastly prefer a female lodger for the sake of household harmony, but if you're male and very well-mannered, we may be persuadable. ;-)

Whoever ends up renting the room will need to supply a security deposit (equal to one month's rent) and the first month's rent in advance. A reference (either from your current employer or a university confirming your study status) will also be sought.

After an initial 6-month rental period, we are comfortable with the idea of your tenancy moving to a rolling monthly arrangement with the understanding that we will need at least one (full) month's advance notice of any intended move-out date.
