Hi, the situation is that I'm moving to London in early July for personal reasons, but my lease finishes in August. The agency has started to look for tenants to replace me - the flat is available from the *17th July*.

If you're interested you'll have to go through the agency and sign up to a contract, but as you'll be helping me avoid paying double rent I can help with the agency fees - *if you can move in July*.

The (first floor) flat itself is spacious: with a separate living space and kitchen. Location wise it's right next to Cambridge station and Mill Road.

Being frank about the downsides: there's no garden, but there is parking space. The flat is fully electric.

I can leave all the furniture (including mattress) you see in the photos behind, or some of it, or none of it. Bear in mind that the property was originally unfurnished, so you'll have to get rid of it after your tenancy ends.
