We're a PhD student (Matt) and a postdoc (Mateo) looking for two new tenants to fill two available rooms in our lovely four-person shared house by the river just off Stourbridge Common.

The house itself is incredibly reasonably priced for its quality - facilities include a very large open-plan living room (with TV)/kitchen (with dishwasher) [photo 1]; decently sized garden (7mx7m)with barbecue; shed for bike storage; washing machine and tumble dryer; two toilets incl. bathroom with shower and bath; and parking space at front of property for one car (two at a squeeze). The house is 10 mins walk to Lidl and Big Tesco, 20 mins walk to Cambridge North train station, and about 30 mins walk to the centre of town (obviously quicker by bike). It's also a stone's throw from the Green Dragon and Engineer's House pubs and the Kerb Collective coffee shop. We've had an incredibly smooth and happy experience with the property's landlord and letting agent (Lilicroft Lettings) in the two years we've rented the property. The current occupants of the rooms available (Emily and Alex) both wholeheartedly recommend the property and household!

The household is one aimed at a "young professionals" vibe (current occupants are aged between 25 and 27), and likes to strike a nice balance between fun and peace-and-quiet. We're a sociable bunch and like to hang out on the evenings together (movie nights, pub trips, quizzes etc.) as well as throwing the occasional house party/barbecue, but there's also more than enough room in the house to find privacy and calm if we need it. We also have at least one rower in the household so tend to keep to a rough noise curfew of around 10pm-8am, but that's very flexible for gatherings/parties etc. The neighbourhood is a very welcoming and family-friendly cul-de-sac which boasts (among other things) a hand-built community library and regular social meet-ups.

No smokers allowed under our current contract. Also unfortunately no pets allowed (although the neighbour's black cat Luna often comes to say hello during the day). The house itself is in council tax band D, however our rate is reduced until March 2027 due to the presence of at least one tenant with student status (Matt), meaning that council tax would be at 75% until that date (or lower depending on the student status of incoming tenants). Our policy is to share payment of council tax between tenants, with some weighting going towards those without student status.

Room 1 (£575) is large enough (3.3mx3.05m) to comfortably fit a double bed, desk, wardrobe, and side table with plenty of room to spare. The room itself would come UNFURNISHED (current tenant is taking his furniture with him). Photo 2 is an older photo from a couple of years back displaying what the room looks like unfurnished, whilst photos 3-4 are what the room looks like now with current tenants furniture in order to give a flavour of how the room actually feels fully decked out. This room is on the first floor and looks out over the garden at the back of the property and towards a playground, and beyond that the river Cam (very idyllic).

Room 2 (£625) is the largest in the property (4.4mx6.8m) and is the only room on the second floor, and again is more than large enough to fit a double bed, desk, side-table, wardrobe etc. The room also includes some internal storage shown in the photos. The room would come FURNISHED, HOWEVER the current tenant would be looking to sell her furniture (incl. double bed, side table, and desk/desk chair) at a reasonable price as opposed to giving it away for free. Again, photo 5 is an older photo which shows what the room looks like unfurnished, whilst photos 6-9 are what the room currently looks like with current tenant's furniture to give a flavour of the room's feel.

A few things to note: 1) the contract is jointly and severally, which means that whilst we fully respect (and very much welcome) the conditions of the Renters' Rights Act, we ask for clear and ahead-of-time communication regarding when tenants expect to stay in the property unitl/if they would like to leave, so that current tenants have enough time to look for new tenants if necessary. 2) Because this is a move out/move in situation as opposed to all four tenants moving into a new property, there will not be full checkout/checkin process for the two available rooms (for instance, Lilicroft will not be conducting a deep clean of the available rooms). Instead, it's taken on good faith that the current occupants of the rooms will leave them in a decent and clean state ready for the new occupants to simply take over. 3) We're open to all applicants of any occupation (current occupants are mix of PhD students and working professionals) and any gender, and both the household and the neigbourhood are very welcoming and queer-friendly.
