Your large and comfortably furnished room comes with a fridge freezer and microwave in your room and other cooking facilities with washer and drier in the main kitchen. Your room accesses a large private bathroom across the landing for your personal use.

Our kitchen has a dining area with a table seating six which you are welcome to use and in the garden, a brand new huge barbeque you are warmly invited to enjoy with us.

Our usual lodger stay is around a year to 15 months and is often longer.

Bedroom comprises:
Spacious, quiet furnished bedroom with velux windows and ample storage including massive eaves space for bulky items. Kettle with tea and coffee making facilities stocked with tasty teas and coffees, our complimentary extra! Your large bathroom adjacent to your room includes a shower, toilet, bath and bidet. Your room has a fridge freezer with a microwave for your convenience. The kitchen downstairs has further fridge and freezer storage should you need it, storage and a gas hob with electric oven. All bills included. including fast Wifi. No hidden extras, admin fees or hefty/unreasonable priced deposits!

Rent and Deposit: Rent is £550 in advance. Rental deposit of £550 in advance and in addition to the month's rent. The deposit must be paid to secure the room. Minimum let 3 months (shorter let durations are possible by prior negotiation please see below). The room is single occupancy and strictly non-smoking.

Shorter term lets tariff is: Minimum 1 month: £750. 2 months: £675 pcm. 3 months or more: £550.. Deposits of one month's rent and references still essential for all durations of stay.

Travel:
The centre of Cambridge 5 miles away and (out of traffic) about 14 minutes by car (or approximately 34/38 minutes by bike). Addenbrookes, 12 to 13 minutes or easy 25/30 minutes by bike.

Cambridge Trumpington Park and Ride (12 minutes by bike and 5 minutes by car. Great Shelford Train Station 23 minutes by bike (8 to 15 by car). Stansted 25 minutes by car. Duxford and Royston just 20 minutes away by car.

Just a 4 minute walk from the house, our bus stop (no.26) for buses to Cambridge or Royston has a regular service up to early evening..

National Express bus stop, just 3 minutes walk from our door with fast international airport links to London Heathrow, Luton and Gatwick.

Post Office/ Grocery Store 2 minute walk from house.

Fabulous Thai restaurant and pub just 10 minute walk.

Beautiful conservation area and Recreation ground just 4 minutes walk from our door so you can run, exercise in or simply unwind in quiet surroundings.

Your Fellow Housemates: We are a friendly, relaxed and non-judgemental couple and we are looking for an easy-going but considerate housemate.

We'll be delighted to show you around our quiet, attractive village and introduce you to our cosy, welcoming country pubs in the area.

We tend to rise pretty early during the week we therefore ask for a considerate housemate to minimise noise after 10:30 pm in consideration of all occupants.

We have a common living area which we are currently refurbing, you are welcome to share it once that is complete.

We do own cats who have an allocated space away from the living areas and an outside catio area for them.

Two references please are required which and one of these must include a current employer. No pets of your own please.
