Hi. I have a small room available to let in a 3 bedroom house in Witchford nr Ely.

Witchford is situated 1.5 miles south west of Ely and 15 miles north of Cambridge.

Ely has very good access by road and train to nearby towns including Cambridge which is 15 minutes by train. Witchford has easy access to the A10 and A142 roads by car however the bus service to the surrounding towns and village is infrequent.

The house has a garden back and front. There is plenty of street parking available to the front of the property.

The room is small and is furnished with a single (3ft) bed and two chests of drawers.

As the room is small it would be best suited to someone who has their main residence elsewhere or who has few possessions.

The tenant will have access to the kitchen, lounge, bathroom/WC, additional WC and garden. Storage space will be made available to the tenant in the kitchen and the fridge/freezer etc.

The house has gas central heating.

Fibre Optic Wireless broadband is available if you have a device that you want to connect to it.

I am the live-in landlord. I am very laid back and easy to get on with. I like cycling, pool and going to see live bands. I have over 15 years experience of letting rooms and several past tenants remain very good friends of mine.

I have a cat who is very clean and friendly.

IMPORTANT:
I am looking for a tenant who is clean, honest and reliable.
They should be able to speak English to a reasonable standard .
They must be in current employment.
I am sorry but I do not accept housing benefit etc.
The room is for one person not a couple, sorry.
Smoking is not permitted in the house or the garden.
References may be requested.

Standard tenancy is for a minimum of 3 months, however shorter lets will be considered but the terms of the tenancy and price will be different to that stated in this advertisement.
