**** Move In Date Agreed With New Flatmate ****

Hi there!

I have a spacious double room available in the flat I rent in Altrincham. It is available now, and I am looking for someone that can move in asap.

It's a good sized flat, in a complex near the ice rink in Altrincham. I have the allocated car parking space for the flat, but there is another permit that can be used in a visitor space.

Literally 5 mins walk into Altrincham town centre, so places like The Con Club, Altrincham Market House, and the Nando's are a short walk away. There is a fab restaurant called Tre Ciccio, and a tapas restaurant called Evuna. We are very close to the train and bus station too. Tesco is nearby also.

The flat is furnished - please note that all furniture, kitchen items, etc are my own, and I am happy to share what is in the communal areas and in the room that is up for rent. The furniture that is present in the available room is a double bed, bedside table, set of drawers, a clothing rack, and a clothing pole, and a desk. I am also on the look out for a wardrobe. Whilst I don't possess much of great value - I'd like a flatmate that is respectful of this and will take care so as not to damage or mistreat items. I should mention at this point that I don't provide bedding......believe it or not, I've had people misunderstand the concept of Spareroom before, and ask for bedding! To quote Trev and Simon....."We don't do duvets!"

The main bathroom is to be used mainly by anyone who wants the room, as I have an En Suite. I would like to have the odd bath here and there, but that's all I need it for.

I am a professional 36 year old, interested in arts, crafts, and design. I work full time (teacher) and I also do work at home in the evenings at times. I try to get out for the odd Pub Quiz, or odd meal out with friends. I also like trying new or learning things. I enjoy having friends round for tea, or crafting occasionally but I don't overdo it with visitors to the flat. I'm also not one for going out partying all the time or getting trashed. I have recently started volunteering at a local animal rescue centre, where I get to play with cats!

I am looking for a easygoing, tidy, respectful, and independent flatmate. I would prefer someone who is a professional, ideally in a job that requires a clear DBS, with similar working hours to mine. I would also like someone moving in to have credit checks, and references from employers and previous landlords/lettings agents sent to me.

I will only respond to those who have either sent a message that tells me about themselves, or has a profile detailing an overview of themselves - both with a photo.

I will discuss options as to how initial and monthly agreements/costs may work in person when viewing. There will be a requirement for a deposit of £100 - this is not a tenancy deposit, but will discuss in person.

The rent is £447.50 each. Bills are additional. Please note that rent and bills are split 50/50 between us - there is unfortunately no negotiation with costs (as someone has asked) as I think a 50/50 split is fair enough. An approx breakdown of them is below (and these are payable per flatmate);

Broadband (Utility Warehouse): £13.99

TV License: £6.43

Water: £15.48

Council Tax: £65.50 (but generally gets recalculated when a new flatmate moves in by the council, so this will change)

Electricity (Utility Warehouse) varies.... I read the meter every month so we can be billed every month, and pay for what we use. Last year - in the warmer months, the lowest amount was 43.58 (£21.79 each), and the highest amount in the winter months was £168.11 (£84.01 each).

Based on the past couple of years bills, the approx lowest cost in total for a month per person has been £575, and the approx highest has been £630 (due to the changes in electricity usage in the colder months). I have a detailed spreadsheet with all the bills on - for anyone that loves a spreadsheet as much as me....!

I also have Now TV Entertainment and Movie Channels - but I don't charge for this.

Please note that the room is not available to a couple.

Please be aware that this room is not available on a first come, first served basis. It is important that both of us feel comfortable whilst living together, so my decisions will be based on whether I would feel comfortable enough, and whether I feel that person would be trustworthy, and respectful.

I would like to meet a few people first before making this decision.
