Double room with lovely warm decor, and a very comfy mattress, in an imperfect but well loved & homely house.

There's a small couch in the room for your comfort, and I can swap that for a table/desk & chair, if you need a dedicated workspace.

Guest WiFi (50Mbps) is good everywhere in the house, and I can provide a dedicated router in the room.

There's a TV bracket on the bedroom wall (max 27"), and a 37" TV in the living room. Feel free to bring your own Alexa, TV, or other devices.

You will have access to communal areas (kitchen, bathroom, living room, utility room) with use of virtually all the household equipment (e. g. gas/electric cooker, air fryer, toaster, blender, microwave, pots & pans, utensils, crockery, cutlery, dishwasher, washing machine, tumble dryer). I'd prefer if you don't bring much equipment with you, because storage space is limited.

Most of the house has been recently refurbished (lots of it by me), however the bathroom is old (1920s) and I'm saving for it to be replaced eventually. For now, it's doing fine, it all works!

I live in and work from the house, but I'm usually only here 2-3 nights a week. My lodger in the rear room sometimes works night shifts, so please be mindful of that.

Rent & deposit as shown is for 3+ month Lodger Agreements. Household bills (incl. Council Tax) are *included* in the price. If you're staying less than 3 months, I am happy to consider reducing the security deposit, but will charge a little higher rent per month.

Preferences:

- I'm "flexitarian", but other guests are not... the fridge/freezer is big enough for that not to matter.

- I'm LGBTQ+ friendly... I'm very straight, but most of the people I know aren't!

- We can recycle (or compost) virtually everything nowadays, and I'm not a fan of creating waste. Hardly anything goes in the black bin!

NOTE: this room is also advertised on AirBnB, and so I prefer to take short term lodgers (1-2 months). If you're staying for less than 3 months, I will be happy to reduce the security deposit accordingly.
