Q. Do you live at the house?
A. No I am a professional accredited landlord.

Q. Are there any extra charges that are not included?
A. Other than a months rent, payable in advance rent there are no other charges for renting a property from me.

Q, What is the holding deposit?
A. Once you decide to apply for a property I will ask you to pay one weeks rent as a deposit before beginning. referencing. This will be deducted from your first months rent.

Q What happens if I fail the referencing?
A, Before I begin referencing I will make sure that you will pass the checks.
If you have not disclosed a material fact that will effect you ability pass referencing or you have lied on your application you will loose this deposit,

Q. What happens if I change my mind.
A. Once referencing has begun we are entering into a legally binding agreement. Once the process has started if you change your mind you will loose the deposit.

Q. Once I give the holding deposit is the room mine?
A. I will only accept one application for a room at a time
Once I have taken your holding deposit the room is yours, subject to satisfactory referencing.

Q. Are bills included?
A. Your monthly payment covers council tax, water gas and electric utilities, broadband and gardening. The current housemates share the cost of a cleaner which is not included

Q. Can I bring my own furniture
A. Generally the rooms are fully furnished. I am happy for you to bring a small piece of furniture that will fit inthe room. I do not change beds/cupboards/desks lightfittings/carpets on request.

Q. Is the house clean?
A. It is expected of all housemates to contribute to the general good running of the house.

Q. What if I have a problem with a house mate?

A. I understand that It can be. difficult living with strangers. Everyone will . have a
different idea of acceptable standards. Unless
a problem becomes serious I generally do not
get involved with disputes within the house.
Living in a shared house involves a lot of compromise
and I expect all housemates to behave well and help
keep up the standard in the house.

Q Can I have a guest over. night?
A. As a general rule the house is at capacity. I try to be
reasonable and I don't mind the odd guest staying
overnight as long as the other housemates don't
object. Regular overnight stays are not permitted as
it can quickly become a semi permanent arrangement
and it is unfair to other housemates. I simply ask that
you do not abuse my concession and make sure that
overnight guests are infrequent.

Q. Can I invite people round to the house
A. Of course you can but again I would as for
commonsense and reason. 2-3 guests for an odd
evening is acceptable. More than that it is unfair to the
other housemates and would not be permitted.

Q. Can I have a birthday party or celebration
A. Parties are not permitted at the house. At no time
would I allow a party to be held at the house.

Q. How long is the rental agreement
A. The initial agreement is for six months. After this time
your tenancy converts to a statutory periodic tenancy.

It sounds complicated but all it means is that you only
have to give a months notice if you want to leave.

Q. I've only been at the house a few months but my
situation has changed can I leave?
A. I totally get that stuff happens. All I ask is to keep me
informed. If you have to leave all I ask is for you to
give a months notice or pay for a month.

Q. Who can park on the drive.
A. The house has space for one car on the driveway and
it is provided on a first served basis if more than one
person wants to use it.

Q. I work from home is that ok?
A. I have no objection for you to work from home but
it is not permitted to have business visits to the house.
As long as you do not have stock or business visitors
there's not problem

Q. I need the broadband for my business is that ok?
A. The house has unlimited fast broadband, This is for
domestic use. If the broadband fails then no
liability is accepted for any loss occurred due to the
broadband being down. There is no priority service on
the broadband and sometimes if an engineer visit is
needed it may take a few days.

Q. The internet is slow on my computer can you help?
A. This is one of the most complex problems I have to
deal with in the house. Generally if I can log onto my
computer and I have a reasonable connection then
I consider the broadband is working correctly and I
won't be able to help. Slow broadband can be caused
by lots of different problems and I am not a technician.
As long as there is broadband in the house and I
can connect then I consider it to be working

Q. Can I stream videos.
A. The broadband is unlimited. I would ask you to
remember there may be four people streaming at
the same time and this will inevitability caused a
slowing of speed.

Q. Does the house have a gas safety certificate?
A. By law you will be given a copy of the gas safety
certificate when you sign the lease. The house
also has emergency lighting, wired smoked detectors
and an electrical safety certificate.

Q. Is there an emergency call out. facility
A I am available for genuine emergencies such as fire, flood, burgarly.
If you need a call out for loss of key etc this is chargeable.

Q. Will you give notice before you come to the house?
A. This is a shared house. You only have exclusive use
of your bedroom. I will never enter your bedroom
without permission. I will also never call at the house
between 8pm-7am.

During business hours I may call at the house to
carry out checks/maintenance/cleaning/ga rdening or
viewings. We will always announce that we have
arrived and will be as quick as possible.

Q. How do I make a complaint?
A. I like to think I am an approachable open landlord and deal with problems quickly.
If you have any Unresolved question problems then please do not
hesitate to contact me and let me know. The
vast majority of the time I can sort problems quickly
and effectively.

If we are unable to agree on the best way forward for
a problem you can contact the National Landlords
Association and let them know your concerns.
In 18 years of being a landlord this has never
yet happened. If I can sort a problem then I
will do my utmost to do so.

Q. I am having a problem with a housemate what should
I do?

A. Living in a house with strangers can be difficult. In the
first instance I would hope you are able to talk to the
housemate and tell them your concerns.
If you feel unable to do this then please let me know
and I will do my best to help (as long as it's not
something like housemate is not washing up etc...
these domestic problems need sorting between
yourselves.

If you are concerned for your safety or feel scared
then contact me immediately and I will call round.
If the situation is really serious then please call the
police.

Q. I'm having a problem paying the rent

A. If you are having financial difficulties please make me
aware of it ASAP. While a problem is small there are
ways I may be able to help. If arrears start to
accumulate it may be too late for me to help and
I will reluctantly ask you to leave.

Q. What happens to my holding deposit if I fail the reference or decide I no longer want the room?

A. In order to rent a room you need to pass the reference check.
This is conducted by the National Landlord referencing company. They will look at.

1) you must have a uk bank account
1a)you must have a uk national insurance number.
2) you must be in employment earning at least 3 times the rent payable. Ie. Rent £400 pcm. Earnings must be greater than. £14,400 per annum.
3)proof of residence for last 3 years. This is usually from where you were registered for voting. If you can’t provide this please ask about alternative evidence
4) proof of right to work in uk
5) clean credit history. Please discuss if you have any adverse entries as it may still be possible to rent.
6) reference from previous landlord.

We also subscribe to a tenants register and will check against this register. .
