Single Bedroom for let in shared house

Hi folks, I have a single bedroom available from 1st February 2020 for rent in the Dallam WA5 area of Warrington. The room is freshly decorated and has new carpets put in. Furnished with a single bed with memory foam mattress, wardrobe, bedside cabinet, lamp and chest of drawers provided.

I am a live in landlady. There are 2 older cats in the house but they are not permitted in the rented rooms at all (unless you want them in there!), a tenant who wouldn't mind feeding them while I'm on holiday would be fab, but it's not a deal breaker :-).

The house has 3 bedrooms and there is an existing tenant in place as well as myself. There is a new bathroom suite installed and I'm in the process of getting the flooring replaced throughout (upstairs is complete so no disruption to you).

Off street parking space available at the front, patio, lawn and shed available for bike storage if required at the back (there are also 2 locked gates between the front and back of the property for security).

The kitchen has washer, tumble dryer, dishwasher, microwave, toaster, kettle and cooker for all to use and a TV in the kitchen if you want to watch while you eat (there is a Tassimo coffee machine you can use if you buy your own coffee pods for it). All plates, pans, cups, glasses, cutlery etc. are available to share. If you break an item you will need to replace it.

Lounge is shared but the existing tenant prefers to use his own TV in his room. FreeSat installed and SmartTV in the lounge. There is a TV aerial point in all bedrooms and fibre broadband is included in the rent.

Tenants to buy their own food and laundry detergents. Your own cupboard space is provided in the kitchen and we only use our own items unless agreed otherwise. Fridge and freezer space available: again, we have our own space for our own items.

My existing tenant keeps to himself but I'm friendly and happy to have company if you want to, or I'll leave you be if you don't! I would like a tenant that is considerate of the other people in the house in terms of noise etc and you would need to keep your own room clean and leave the shared areas in a clean condition for others to use after you.

All bills are included except for use of the landline phone - I only have it for the broadband but if you need to use it then calls will be chargeable as per the bill received.

Non-smoker has been put as a preference but I occasionally smoke and I vape in the house so a smoker would be considered as long as you don't smoke in the house.

Any questions welcome. I am looking to rent this room ASAP from 1st February pending satisfactory references. If you view the room and decide you like it and want to take it, I would want you to be moved in within a few days: maximum 1 week from viewing. If not, I will be charging a holding deposit of £100 which will be deducted off your moving in costs or will be non-refundable if you change your mind after more than 7 days from the date of viewing and accepting the room.

I am available for viewings at lunchtimes 12-1pm or 1pm-2pm, after 5pm Mon, Tue, Thurs or at weekends depending on my voluntary job schedule.
