Comfortable, light, spacious double room in an end of terrace house in Stourscombe, Launceston. The property is only a twenty-minute walk from the centre of the town and a convenient ten -minute walk to the local superstore (Tesco) or fifteen minutes to Launceston retail park with various retail outlets including: M and S Food, B and M, Shoe zone, Go Outdoors, Argos, Iceland, Poundland and Pets at home.
Parking is available on the road directly outside the house. The estate is fairly quiet, you can sometimes hear the A30 in the distance if the wind is in the right direction!
The room is on the first floor with easy access to a bathroom, containing a bath with mains shower over. The lodger will have sole use of this bathroom for the majority of the time. The exception to this will be if there are guests staying in the spare room, which is on the same floor. The landlords’ bedroom is on the next floor and they have their own facilities.
The bedroom contains a comfortable double bed with a grey fabric headboard. There is a spacious built-in double wardrobe, a chest of drawers, a small bookcase, a bedside cabinet, lamp, a dressing table with stool, a chair, rug, a grey storage box, an Alexa, a TV and a DVD player. Bedding can also be provided if required. There is high-speed Wi-Fi throughout the property.
The lodger will have full access to the kitchen, including use of crockery, pans and cutlery. The kitchen has a dishwasher, washing machine, halogen hob, double oven, air fryer, microwave, kettle, fridge freezer, toaster and food mixer. (There is a tumble drier in the garage.) Meals can be eaten in the dining room if so desired and there is access to a lovely enclosed, decked garden. The garden has a range of garden furniture and access to a washing line. The dining room would also double up as an office/desk space.
There is the potential to store belongings in the garage – subject to prior approval.
We (the landlords) both currently work long hours which is why we have requested privacy in the lounge to unwind in the evenings! If we are at work and the lodger is at home then, of course, they can use the lounge.
We are a tidy, friendly, household with an 8 year-old cat who is pretty shy with people so won’t bother you, unless she takes a shine to you so you must be able to tolerate cats! We sometimes like to blast out music so if you are looking for a silent household then we won’t be for you. I (Lynn) am a bit of a neat freak so if you are messy and don’t tend to clean up behind yourself then I don’t think that we would be compatible. I think that it’s best to be honest at the get go!
We both like our privacy and we would absolutely respect any lodger's privacy too.. This is quite easily achieved with the three storeys in the house..
In terms of cleaning, we would clean the general areas of the house – hallway, downstairs toilet, kitchen and dining room floors and the lounge. The tenant would be responsible for keeping their room and bathroom clean. They would have access to a vacuum cleaner to assist with this but would need to supply their own cleaning products.
We currently work from 8.00am – 6.00pm and the lodger would need a similar day- shift pattern because someone who works night shifts would not really fit in with the dynamics of the house.
We would be looking at an initial 3 month tenancy to ensure that we are all happy with the arrangement. We would then discuss a longer-term tenancy if required.
For information, the Council Tax of the house is Band D.
