All bills are included, with respectful usage.

Inside the property has been totally rewired to standards with RCD's and has heat sensors in the kitchen and mains wired smoke/carbon monoxide detectors.

Centrally Gas heated throughout, also with Double Glazed windows.
The exterior walls have been insulated along with the loft.

Bathroom has a combined toilet and sink unit, and a bath with an over-head Ceraelite shower head advantages being; the natural pH balance of tap water is restored and other nasties found in tap water are dealt with, such as; elimination of E. Coli and Coliform bacteria, reduction of nitrates, dramatic reduction of chlorine etc..)

Local artists artwork is displayed throughout the house.

The property is located within 12 minutes walk along by the river into town, to the underpass to the Truro Piazza, Lemon Quay.

2 minute walk to nearest bus stop from the house.

Close to the river boat embarkation - 'The Enterprise' ferry, not the 'Star Ship' :)

3 min walk to Boscawen Park, Tennis Courts, Cricket Club, Rowing Club, 'Cafe in the Park' and restaurant by the duck pond.

The scenic Heron pub is further along the road, at the end of Malpas road, great to stop off after a lovely walk along the river. Within minutes from this house, you are in the countryside and woods, fabulous for running, kayaking, local rowing club and walking.

Ample Parking ('without' the need for a permit).
Off road parking spaces near by, first come first served and then street parking without permits.

We are a non-smoking/vaping, household, who appreciate keeping a clean, comfortable and considerate space and for someone who would like to have the same in return...
We are looking for a mature-minded home sharer, age is not important and someone who isn't adverse to cleaning communal areas after themselves and locking both doors a must - Sounds silly and obvious but you'd be surprised!
