Light airy double room

Hi, my house is cozy and quirky. It's centrally heated, mainly double-glazed, with TV, a large living room/diner and there are 2 double-rooms available to rent - the attic and master bedroom. The rooms are spacious, clean and bright. The house is simply furnished and there's plenty of shelves and cupboards. There's a yard and a rudimentary utilities room with washing machine and dishwasher. There's an open fire and good natural light. We're right in the town centre so it's very accessible, street parking is tricky but 2 local car parks offer free parking from 4pm to 9am. Bills are included including council tax.
I'm looking for friendly, responsible, flexible people who don't smoke, don't drink to excess, are clean and tidy, and nice to the neighbours. You might be on your own, friends or a couple - happy to discuss. References are a must.
I live locally with friends but I have a small room here at the house so I'll pop in and out occasionally. I'm a university lecturer and I've friends and family in the area, I like arts, swimming, traveling. If you think this might be for you, please get in touch and we can talk it through.
