This is a 2 bedroom Cottage!

Hi & welcome.

I have a good sized bedroom to rent with a comfy single bed. The room over looks the front gardens. One window and an efficient wall heater. All bills are included incl Wifi. I’m a live in landlady, artist at home .

The Cottage is south facing! Peaceful, with the sounds of the Mill water.
Hidden away, in its own pretty oasis. Lovely far reaching views from kitchen window & from top of the medium sized garden. It really is a magical place to spend in the summer & it’s cosy in the winter!

In the spare room there is a comfy single bed, with high space under it, a good sized useful storage box with a lid, kept under the bed for shoes or whatever you like.
There’s a large pine chest of drawers - drawers are deep. A pine work desk with 9 drawers. A long pine mirror. A deep piled wool Berber rug. Velvet arm Chair & a poof for your feet & bedside table & lamp & extension leads! .

I have a washing machine, eco cycle only, microwave & fan oven with an electric hob, grill & top oven. Two big, deep kitchen shelves for your sole use & half use of a very large fridge with a freezer drawer to use. No dryer, clothes dry on heated rail in bathroom or, hanging above efficient night storage heater in kitchen on the hooks there, clothes will dry over night or in your room (clothes rack needed)or, on the garden line!

There is a good shower over the bath. Heated towel rail & a wall blow heater in the bathroom. Wet suits have also been known to hang here! Brand new night storage heater in sitting room & kitchen and a brilliant efficient log burner which heats the whole hse when needed. .

The garden has a lovely large decking area & patio area & two grassed areas to party or chill out on. Full sun all day long ( south facing house & garden ) & there’s a Leat that runs through it. Gardeners & Garden lovers welcome!

Located in the heart of Ponsanooth. 2 miles from penryn, 3.5 miles from Falmouth, 5 miles from Truro, the cottage is perfectly positioned for all destinations including Penryn Campus, Treliske Hospital in Truro & the college there. Cambourne & Redruth Hospital too. Buses are 2 mins walk away. A car however is preferable in the winter months especially! Free car parking on the road, one min away from the cottage. Large vans best parked on Commercial Hill, bit further away, 2 mins. Dropping off stuff can be driven up.

Sorry, no pets, and none are at the cottage.

Ponsanooth Village has a great shop /PO Selling Gr8 pasties, beer & wine & ALL the basic essentials. There’s a great pub down the hill, 2 mins away, selling our local craft beer from ponsanooth brewery, food & music with a pretty garden to boot. Stunning other pubs near by too all by the water.

Kenal Vale woods has waterfalls & rapids (ok, bit of an exaggeration :) )! - but they’re great for a cooling dip & just a quick walk away out from front door.

National Trust Gardens are very close by & all around are beautiful walks or running areas & of course the sea is very near by too.

Ponsanooth is centre of a triangle of excellent local towns. It’s accessible by bus or rail to/ from penryn train station, Truro train station or Falmouth wee train station or Redruth train station! St Ives is only 25 mins away!

This is not a party house but chilled, Arty & easy going. Gatherings welcome in the over grown garden however!

If you’d like to arrange a viewing any afternoon only, please follow it up with a character reference from boss or ex landlord, with a contact number to call, if your interested, & show proof of employment & your passport or photo Drivers license for proof of ID. Much appreciated.

If room etc is suitable, a deposit of £200 needs to be paid, to hold the room and ad taken down.
On moving in, a further £350 paid for the remainder of the deposit, plus your first months rent of £550 via bank transfer or cash.

The Deposit will be returned after a paid one month notice has been given, and when all your belongings have been removed from the property, with everything left clean hoovered and how you found it when you moved in, and the door key is returned, so, same night or the next day prompt. So prepare your deposit for your onward journey, with all the above mentioned in mind! 🌸

The kitchen & bathroom shared areas to be left clean & tidy at all times.
