Perfect for a couple or two postgrad students, this house will be vacant from mid-May (earlier may also be possible if required).. The house is modern, warm and comfortable, with shared living and dining area (including sofa and chair, fire, TV, large bookcase, dining table with six chairs) and kitchen-utility room with oven, gas hobs, microwave, fridge freezer, washing machine and plenty of cupboard space. There is also a downstairs toilet.

There are three bedrooms upstairs. The master bedroom has a double bed, bedside table, lamp, two large sets of drawers, a large built-in wardrobe and a built-in cupboard and an en-suite with shower. There is a large window and the room is very light and airy.

The middle bedroom has a double bed, wardrobe, large workstation (perfect for students and young professionals), bedside table and lamp. The main bathroom is just opposite and has a shower and a bath, as well as two cupboards.

There is a third small bedroom which could be used as an office for the person in the master bedroom - it contains a single bed, small desk, bookshelves and two built-in wardrobes - or a guest room.

There is lots of storage space in the loft and garage, a driveway with space for one car and plenty off-road parking nearby. There is also a garden behind the house with table and chairs. The neighbourhood is very quiet, but there are plenty of shops nearby (Sainsbury's, Tesco's) and the city centre is only a 10-15 minute walk away and there are regular buses too. The A1 junction is only 5 minutes away.

The bills are not included but they are not very high, especially when shared between two people and I have a smart meter. The wifi connection is very good. The boiler, heating and electricity have had all the relevant checks and I can provide certificates. A new boiler was installed in 2017. There is also a burglar alarm.
