DOG-LOVING PROFESSIONAL WANTED :)

A double room in a recently renovated 4-bed detached home with large South West facing garden and off-street parking close to town.

I'm a 32-year old working professional woman and live here with my English Shepherd dog Milo so you must be dog-friendly and up for puppy cuddles. My friend Laura lives here with her little dog Jasper too. Another lovely lady will also be moving in and we are looking for a fourth friend to share our home.

Our ideal housemate is a young working professional interested in the outdoors and sociable - up for enjoying dinners and wine with us - but also respectful of all our needs for quiet time and a safe, comfortable place to relax and unwind after a busy day. You must love dogs.

Outside of work we're all pretty outdoorsy. I spend most of my time doing some kind of sport most evenings and weekends. I don't just want people to pay the mortgage, I want housemates - as far as I'm concerned once you've paid your rent I stop being your Landlord and I'm just your friend, you need to feel like this is your home too!

Milo the house dog is lovely but finds strangers scary at first. You need to not just be dog-friendly but love dogs and want to understand them. You'll have to understand that any strangers you bring into the house need to be introduced in the right way. Once he knows you he is cuddly, affectionate and will give you the best welcome every time you walk through the door, but you need to be happy to show him you're amazing, mainly by coming for a walk and throwing a ball! His behaviour is manageable but he's got a loud bark so it's best if you're not scared easily.

He is well trained, answers to all commands from anyone, doesn't damage anything and would also love to join you for walks/runs/mountain bike rides! The other house dog is well behaved, affectionate and quiet so there are two dogs in the house and we would consider a third if you also have one, as long as they are well behaved, don't damage anything and get along with the other two.

The house has been renovated to a very high standard. It's been completely re-plumbed and rewired with TV aerials in each room, plenty of sockets in each room, some with USB points. There's underfloor heating throughout the house with Herdwick wool carpets upstairs and engineered oak floors downstairs. There's currently one bathroom but a second bathroom with another shower is being fitted imminently. Downstairs the kitchen is all high-quality Neff appliances: two ovens (one is also a microwave), warming drawer, induction hob, dishwasher, large fridge and there is an instant boiling water tap so you can make a brew in seconds. There is a washing machine and freezer in the garage/utility room.

Downstairs is currently all open-plan and will eventually have bifold doors to separate the kitchen/dining room from the hall and living room. There is an extendable 8-12 seat dining table with a large log-burning stove with doors on the living room and dining room sides. In the lounge there is a large smart TV and corner sofa. I work from home and until I create my office in an outbuilding I'll be working from the corner of the living room.

Your room is a double room furnished with a double bed, bedside table and fitted wardrobe. The bed has been lovingly upcycled with maps of Cumbria and the Yorkshire Dales in the recesses with a good mattress and a map lampshade. Your large South-West facing window looks out onto the garden and isn't overlooked by any properties. It's Southern outlook means the sun shines in most of the day and the room is nice and warm. All the bedroom doors are oak fire doors and there is a smoke alarm in each room.

EPC rating was D but is probably C or even B now. There is super fast fibre-optic broadband. All bills are included subject to fair usage (if you're burning through all the wood for the fire or putting the heating on loads we might need to have a chat but I'm pretty reasonable about most things!).

Happy to discuss any other requirements. I'm fairly easy going about most things!

We do have some house rules:

1. The communal TV is for communal watching because we want the living room to be a place where everyone feels they can relax and that's difficult if someone's watching something you don't enjoy. There are TV aerials in each room so you can put your own TV in your room and watch something up there too.

2. Any strangers need to be introduced to the house dog Milo in the right way before they can come round.

3. Everyone should be respectful of the other housemates and is encouraged to talk about things they're finding hard so we can all be more accommodating of each other.

4. Look after the house and its contents as if it were your own. If you break something please just say. You may be asked to pay for it but accidents happen and if we know about it we can fix it.

5. No smoking in the house.
