Room to let , quiet, close to town centre

The house

The house is a traditional sandstone terrace, residential and quiet, with lovely neighbours. It's a 5 minute walk from the town centre, a 5 minutes drive away from the M6 (J40) and 5 minutes from the A66. Carlisle is 30 minutes drive away, Keswick 25 mins, Kendal 40 mins. Parking is on street outside the house.
There's a small front garden with flowers in the summer, then the front door opens into a cosy living room, with a Victorian style surround gas fire. Adjoining this is a middle room with sandstone flag floor and a wood stove (wood supplied)
The kitchen is not vast but has everything needed - dish washer, washing machine, freezer, and every gadget you could imagine, from pots and pans to rice steamer, bread maker, food steamer, hand blender, food processor, pasta machine, juicer, to name a few, all for your use. I'm a bit of a cook but also don't mind if you prefer to tuck into a pot noodle!
Double doors in the kitchen open onto a medium size garden with gravel path, flower beds and a small pond (frogs supplied!!) This backs onto a playing field, so it's not overlooked, and the garden catches lots of sun.
The bedroom is a single, under bed drawers, a chest of drawers, clothes rail, a table and desk lamp. If you require unfurnished I can clear it. I can supply bedding and towels if you need them.
The bathroom is shared with me, and next door to your room. It has a good strong shower over the bath.
Gas central heating with radiators in all rooms.
I have no preference about nationality, occupation or orientation, just that you are clean and tidy.
