Very nice double room in quiet house. Ideally we are looking for either a professional person working in the area (Nottingham / Derby etc) Monday to Friday, or maybe a younger local to Ilkeston person making their way to independence who will be at home a lot of weekends, or a mature student who is at home / friends a lot at weekends.
While the advert says monday to friday some flexibility around OCCASIONAL / limited weekends is negotiable, not available 7 days a week in general - please do not ask this.
Finding the right person is more important than just finding anyone, as we are away a lot ourselves so need to trust the lodger !
Absolutely No Smoking in house, though if you really must smoke - you could smoke in the nice back garden which has a table and chairs and washing line etc, non smoker preferred.
We lean towards vegetarian diets but are Not going to have a nervous breakdown if you are cooking up your bangers. The house has two separate downstairs reception rooms so plenty of space for everyone, bathroom and separate wc, kitchen has a combi microwave, grill press, toaster, main hob and oven, combi washer dryer, pots and pans, crockery, toastie maker etc. Really we think this suits a commuting professional working in area, or someone starting out. The double 'lodger' bedroom has a new Ikea good quality bed so far only used for occasional guest use, fitted wardrobe, chest of draws, bedside cabinet, lamp etc etc.
This is an usually large house for a '2 up 2 down' with the bathroom down a corridor past the two upstairs bedrooms, decent sized kitchen and full size garden.
Graham Street though really close to town is remarkably quiet, has easy parking (especially in evenings), is a few minutes walk from Morrisions just around corner and along main road who also have a cheap petrol station, and just over 10 minutes walk to the centre of Ilkeston with it's array of pubs and restaurants including the local Weatherspoons, which with many other Ilkeston cafes has free wi fi, as well as refillable tea or coffee for just over a pound !! Ilkeston cinema opposite Spoons across the other side of the attractive market square (weekend markets) is around £7 to watch a big screen film, it really is a cost effective and convenient location yet still with a full range of both big chain stores / cafes, and independents.
Superb easy M1 access from both north and south of town within minutes as well as easy fast access by car on local roads to Nottingham and Derby, and buses to both too which are really cheap and run frequently from early to late.
We have ummed and ahh'd about a lodger and while we want the subsidy from income we really do want to find a nice sensible person we can trust ! We are easy going (quite a laugh in fact) and as long as you clean up after yourself, are not a stranger to the vacumn cleaner, remember to lock up, aren't noisy at unsociable times I'm sure all would rub along nicely - you'll have a lot of time to yourself too.
