We are looking for a sociable replacement tenant from 1st of March onwards for a 2 bed property in Cranbrook, Devon. The bedroom is a front-facing well sized double with a cupboard over stairs, including a clothes rail and shelving. There is also plenty of room for a big desk or dressing table in an inset which sits over the stairs. The current tenant has all the furnishing you need will need in the communal areas, including sofas/TV. All you need to provide for yourself is a bed.

This is an ideal house share for someone just starting out in Exeter. You would be living with Lewis, a sociable and friendly housemate who works on the outskirts of Exeter. He has lived in the house for almost 3 years and knows Exeter well. He enjoys quiet evenings in with friends and if you’re new in Exeter you’ll meet plenty of new people through him.

The house is within cycling distance of Exeter Airport, the Science Park, and Sowton Industrial estate and there is a bus route into the centre of Exeter from the road outside the house. Cranbrook train station is a short walk or drive away and has free parking and is on the direct line to Exeter St David’s and London Paddington.

The kitchen has an electric hob and includes all white goods & washing machine. The property also shows a small rear garden including outdoor seating.

There is a shared bathroom with shower over bath, mirror cupboard, and heated towel rail and a downstairs toilet. An off-road parking space is also included.

Rent is £420 per calendar month and any tenant will be required to pass affordability and right to rent checks with Martin&Co lettings agent in Exeter. The existing tenant will cover all the contract transfer/agent fees. A deposit of £448 will be required before the move-in date.

Council tax and bills (electric, water, communal hot water, and internet) are exclusive of rent.
