Two rooms to rent in Pennsylvania Exeter

Two rooms to rent out in Pennsylvania Exeter in a three storey house for six months max. The first room, on the ground floor, has a double bed, a desk and two chests of draws. Additionally there is extra storage space from the draws inside the bed. It is available for 475 pounds per month. It is on the same floor as the bathroom and utility room.
The second is a single bedroom with a large window ledge space and wardrobe and is available for 425 pounds per month. This room is on the third floor along with mine.
On the bottom floor is the living room and kitchen as well as the garden entrance.
I won't require a deposit but you would have to pay me the first months rent on the day you move in and every month you wish to stay after that. The house is in a nice quiet area but is still close to the city centre (20 mins walk away) and the university (25 min walk away). You would be sharing with myself, a thirty year old pizza business owner and someone else in the other room that I am looking to rent out. Would like to rent the room out to someone who is a nice and easy going person aged 21 to 41 and is either a student or has a full time job preferably. Bills included in price. Sorry no couples.
