Bright, double room in Central Exeter

Thanks for interest in the flat. I have been inundated with messages so I have a viewing schedule 2nd-7th Sept. I'll let you know date/time. Video meetings also possible, these would be after 8pm. It will be a three month let with a contract to this effect, but this could possibly be extended to six months. Females only please. It is a light, spacious, dry (no damp) 2-bed flat. One room is furnished with a comfy super king size bed, and a double is in the other room. Both have desks & one also an office chair, both have chest of drawers, bedside table, lamps, clothes dryer rack (one for each flatmate), double clothes rails. Unsure at present which room will be free but both are equal ish size. Duvet, pillows, duvet covers and bed sheet could be provided, if required.

The flat is a stone's throw from the high street/town centre, including cathedral and restaurants, just off the popular Sidwell Street. It's a 15 min walk to uni, 2 mins to bus station, and a 10 min walk to Exeter Central station. It's a quiet flat/household and would suit a quiet, clean (each person does a thorough clean every fortnight, and topped up in between if needed), friendly, good-natured, hardworking or studious type (definitely not a heavy drinker or party animal).

There is outside space in the form of a communal courtyard with benches - not accessible by public (lovely space to sit to eat in Summer months) with community veg and herbs growing (help yourself). Good views of Exeter from sitting room, which has huge windows.

The flat is well insulated and has a good heating system. Good power shower and bathtub, and all mod cons in kitchen. Good WiFi. TV a bit old school & there's no dishwasher. Flat looks recently decorated throughout (& with neutral decor). Unfortunately because it is so central there is no free residential parking - you can park a ten min walk away or could pay £325 a quarter for a permit to park in all the local car-parks (one across the street). You can park outside for free before 8am & after 6pm & 5 min walk away for free at weekends. The building has a lift and lockable indoor bike storage on the ground floor, not accessed by public. Flat itself is on the third floor with a lift.
There is a £117 holding deposit for the first interested person that I video call /meet and get on with.

I am the landlady (not living there now) - and I'm very communicative, organised and ethical (and I would expect the same in return). I am sorry, I can't answer lots of questions about the flat already covered here due to high interest. Thank you.
