Large, cheap room to rent in St James area of Exeter, sharing with 5 (mainly) postgrad students. 15 minute walk to the uni.

Rent will be £290-310 per month, and includes water and broadband bills - amount was £290 last year, but will likely be slightly higher this year because of increases in these bills over the last year. Gas & electricity are split between the 6 tenants and paid quarterly.

1 bathroom with toilet and bath/shower, plus 1 separate toilet and 1 separate shower.

Large kitchen and lounge (fully furnished), conservatory and garden. Parking space for 2 cars on drive.

Contract starts on 13th September, but room is currently free to move in to. Short-term tenancies are an option, but you will be required to help find a replacement if you move out in the middle of a contract - we've never had any difficulty doing this though!

NOTE: the room being advertised is approximately twice the size of the one shown in the photos - I am away currently but I'll try and get photos of the room being advertised. Feel free to come and view it though, I'll get one of the housemates to show you around.
