2 large rooms in Georgian family home

We are looking for a lodger to share our home. Ideally this would be a mature student or professional. The room is likely only to be available for six months: from mid-April to mid-October,

Two large rooms (each approaching 30m2 and with great views) at the top of a 250-year old classic Georgian terraced house, with loads of history, spread over 4 floors plus a basement. There is a kitchen on the same floor with oven, hob, sink, fridge freezer, table & chairs and units for exclusive use of the two rooms..

The rooms are large enough both for a double bed and to lounge in - they're almost studio-sized. Both rooms come with a double bed; wardrobe; chest of drawers and either two armchairs or a sofa. The back room has a wash basin in (with cold water supply).

The back room is currently taken by our Ukrainian guest. The front room is available, and shown in the photos.

The rest of the house is shared with the couple that own the house: a professional couple (Naomi, who primarily works from home and is a management consultant, Andy, who is a property developer). We have 3 Ukrainian guests, one in the back room on the top floor, and a couple in bedroom on the floor beneath.

There are two bathrooms, one a shower room for exclusive use of the family, the other a bathroom with shower over. The bathroom is to be used by the lodgers and will also be used by the family, although they tend to use the shower room..

Downstairs there is a washing machine that you are free to use.

We're easy-going. We've said that the living space isn't shared - but we'd be more than happy to spend time with you, but also completely respect if you want to keep yourself to yourself. If you do, as we've said above, each of the rooms is large enough both to lounge and sleep in.

The house is situated on the site of the old naval hospital. There are security staff who control access to the site, so it is extremely safe here - and also a lovely calm oasis in the middle of a busy city. It's quiet here, yet with ten minutes walk you're in the city centre.

Superfast broadband (up to 250 mbps) is included. There is a wifi point on the landing and there is an ethernet port in each room.

All bills are included (assuming reasonable use), but we ask that you do not use the landline telephone.

Absolutely no smokers.

There is no allocated parking, but a previous lodger was able to negotiate a space (at a cost) with one of the neighbours. Our existing lodger parks on a public road about 5 minutes walk away. We state that we have a garage - this is only for storage (e. g. a bike).

Rent levels are dependent on whether or not a room is occupied by a single person or a couple and also the length of the licence period:

The weekly rent of £140/week is based on a single person staying for three months or more.

A couple renting the room will pay £160/week on the same terms.

If an individual or couple do not wish to stay for three months or more, then the weekly rental will be increased by 25% (so, £175/wk for single, and £200/wk for couple).

Deposit is £600, irrespective of length of stay, or whether single or couple.

If a lodger with a licence shorter than 3 months wishes to extend it, there will be a discount in the rent payable for part of the subsequent period.

If a lodger wishes to end a licence before the agreed licence end-date, a small surcharge will be applied.

We have 3 whippets, so we're afraid other pets are not possible - except those kept in glass tanks or small cages.

We insist on having references and proof of ID and residency prior to any agreement being signed, and the deposit paid in full prior to moving in.
